The article, Fewer Phoenix-area homeowners are underwater, from the Arizona Republic, reports that steady home-price increases in 2012 and 2013 have cut the number of underwater homeowners in the Valley by two-thirds, according to the latest data from Zillow, the real-estate database company. In late 2011, as prices hit bottom in the real-estate crash, more than 60 percent of the Valley's homeowners with a mortgage owed more on their loans than their houses were worth. A year ago, the underwater count fell to about 40 percent of homeowners. Now, the number is 22 percent. According to Zillow, ZIP codes in central Phoenix, north Phoenix and Peoria, along with suburban enclaves in the southeast Valley, generally have between 10 and 19.9 percent of their homeowners underwater. Broad areas in the West Valley, including many ZIP codes south of Interstate 10, still have 30 to 39 percent of homeowners underwater. But the West Valley is now drawing more homebuyers and economic growth, and the area's negative-equity problem is expected to continue to improve in 2014. Metro Phoenix is faring better than other areas hit hard by the housing bust, including Las Vegas and Atlanta. In both cities, 35 percent of homeowners are underwater. Nationally, the negative-equity rate for homeowners is 19.4 percent but is expected to fall to about 17 percent by the end of 2014. Zillow Chief Economist Stan Humphries said the Valley's negative-equity rate could fall to 20 percent by the end of this year.
