My name is Jamar James, I am a Realtor in Orange County, I specialize in working with HAPPY home owners. When it comes to marketing, I have a Computer Science and Marketing Degree, I am very technology oriented. I use Mobile Voice Recordings such as Pro-Quest Technologies to capture home buyer calls. I use facebook to cultivate my tribe. I use Call Answering Services, such as Pat Live and Tele-Direct. When it comes to online marketing, I build out landing pages, websites, blogs, and spend time replying on forums and commenting on blogs. Yes, I also utilize Craigslist, Backpage, OC Weekly, and off line local magazines. I use online and offline media in all formats for my clients. As a real estate agent, I like to think I am always measuring the results of my marketing, for myclients and I. I am not only utilizing cutting edge technology, I use good old fashion face to face. (more on that shortly). You name a technology system; I am probably using it now or have used it in the past. That’s Expected For Todays Real Estate Agents, in some places.
As a Real Estate Agent, I capture all buyers and sellers, with my Internet Marketing. I measure the effectiveness. I have to say, generating business online, is all about “cultivating.” Its rare to have someone contact you online, and the deal gets closed that day. Online, you have to build a relationship; you have to build “credibility.” So with that being said, it cost me about $50 dollar per client acquisition the first month, and about $10 dollars per month after for follow up. All the money I spend with online marketing, from years of measuring ROI, is not as cost effective as attending a few HAPPY HOURS a few times a week.
The thing about HAPPY HOUR in Orange County is, it’s really CHEAP, and the drink specials are really good. The second thing about HAPPY HOUR in Orange County is it’s a really social scene. Everyone wants to know what you do, and who you are, and I love talking about how much I love selling real estate. I love passing out my real estate business cards. All the money I spend online, trying the next best technology used to capture homebuyers and home sellers, nothing beats, HAPPY HOUR in my local bars and restaurants. During happy hour, within 15 minutes of meeting someone, we both know if there is some “synergy” for a future WORKING relationship. I get to find out about the home buyer, or the home seller, and establish rapport or chemistry right there on the spot. No awkward first sales call, no sales pitch, just good old fashion human interaction.
I live and work in Orange County, I frequent restaurant and bars, the same places my clients are frequenting, which results in Happy Home Sellers and Happy Home Buyers working with their local realtor they met at HAPPY HOUR. One of my favorite places to meet my clients is at Charlie Palmers at South Coast Plaza in Costa Mesa, during happy hour. So with that being said, I will see you soon!
