Replace those part's that are not working.
Of course if you know about the non working part at all.
A home inspection recently I found a number of issues with the homes electrical plumbing and the roof.
Plus the attic power vent. There were a lot of issues with this home. The owner was there and I asked him if he got a home inspection when he bought the home Four years ago.
"No I didn't". (but he should have)
He said that and then said "You are looking to find the faults with the home. There are a few. but I knew that when I bought the home".
I told him "I am not looking for faults per say, I am inspecting the home to help the buyer make an informed decision on the home".
I entered the attic and found several issues. Open electrical junction boes. Spliced wires a horse and this little gem.
I had to show the horse so you would not think I was crazy.
Now that all the attic livestock had been rounded up. Time to get back to inspecting the attic.
Besides the usual non vented bath fans open junction boxes and the spliced wires which seemed to be everywhere.
There was a power vent. Not a big deal right? But if the vent is not operational then it is a big deal. his was a crucial vent for the attic space. Not enough venting through the roof, gable or soffits. So this vent was really needed.
Disconnected.
This vent for what ever reason had been disconnected form the power. I asked the home owner if he had ever been in the attic and messed with the vent/ fan up there. He said no and it must have been like that when he bought the home.
He really should have had a home inspection. My job would have been so much easier this time around.
