Do First Time Home Buyer Seminars really work?

 I am looking to do a first time home buyers seminar in my office and I am windering where to get started. I have a few outlines and I have a 50-60 person conference room in my office which is great for seminars. I am also considering doing a foreclosure seminar as well for real estate investors.
