Did Every Home in Lindenhurst NY Flood from Sandy?

There is this perception with buyers and homeowners that every home in Lindenhurst NY south of Montauk Highway flooded. That is not true. There are even homes on the water that didn't flood. It is about the elevation of the land and the home that determines if the home is in a flood zone.

There are homes in Lindenhurst NY where the back of the house is in a flood zone but the rest of the house is in flood zone x which is not a flood zone. I have a listing in the Venice are of Lindenhurst NY that half the homes in the back are in flood zone AE but the front of the homes and the street are in flood zone x. It is certainly a quandry.

Homeowners in Lindenhurst NY that want to sell have to get an elevation certificate from a licensed Land Surveyor. This is due to mortgage banks requiring this certificate before they fund any mortgage to a buyer that purchases a home south of Montauk Highway. This has been in place since October 1st, 2013.

Are homes selling in Lindenhurst NY south of Montauk Highway? Of course and homes in flood zones have sold also. Living on or near the water is a lifestyle for those homeowners.

After Sandy, there were folks that thought south of Montauk Highway would become a ghost town and there would be many deals to be had. That didn't happen either. Yes, there were homes being sold damaged by Sandy but investors bought and flipped them and buyers are purchasing them.

When buying a home in Lindenhurst NY south of Montauk Highway, ask for the elevation certificate before you put in an offer. This will answer the question if the home is in a flood zone or not.

Jackie, I'm not familiar with an "Elevation Certification", however, we do pay close attention to flood zones here in Huntsville.  As you know the Huntsville area was hit several times by tornadoes in the last few years and one of the questions I often get is if a home was hit or damaged by a tornado.  People seem to think that all homes were damaged.
