March 2014 real estate statistics for Annapolis 21403 are in and it's another very solid month for the Annapolis area! The Sold Dollar Volume was up nearly 33% and the average sale price was up over 16% as well. Total units sold were up 14% at 32 units.
The average days on market was up to 123 days from 71 days in 2013 that's nearly a 73% increase. The average Sales price to OLP (original list price ratio) was 92.2% down from 94.2% in 2013.
The average sold price of a detached house was $546,121 (up 5.86%) and there were 13 sales of attached housing for the month at an average price of $306,606.
There were 200 active listings compared to 166 active listings in 2013. This is a 20.50% increase. The continuing upswing in prices has led to more listings coming online. Another good indicator in the strength of the Annapolis market is the type of financing being used. 20 of the 32 sales in March were either cash or conventional. A conventional buyer is generally considered to be stronger as they need a larger down payment and a better credit score in order to qualify for a mortgage.
