Real Estate Pricing Hennepin, Sherburne, Wright and Scott Counties

This seems so very elementary, however, the training and common sense appears to be lacking.  When we list a home for sale we list it and round to the nearest  thousand not $999,900.

When we have a buyer searching for a home, we set them up on an email with their criteria to show them listings which fall within their criteria.

If said buyer can afford a $350,000 home, we will typically use listing criteria of $300-350K.  However, the genius that lists the home at $299,900 will be transparent and will not be seen by this client.

I just did a simple search and found 90% of the listings on the search had the 999,900 affliction.  In other words, the sellers of these 90% listings have no idea and I can only come to the conclusion, 10% of the agents know how to sell Real Estate with logic.

My philosophy is a bit different, but i think that's because I have rural market syndrome. LOL. I would broaden the price search parameters a bit.

Hi Don -- pricing is one topic that will always draw lots of opinions and discussion.  I have read studies and heard the conversation --- who knows if the issue will ever be resolved.  Highly unlikely if you ask me(and I know you didn't).

Don...I have been preaching this on this site for years...I get so many listings by pointing this out to my sellers...and telling them to ask the other Realtors they interview what price they recommend...this sets me apart...plus sets the other Realtor up for failure!
