This seems so very elementary, however, the training and common sense appears to be lacking. When we list a home for sale we list it and round to the nearest thousand not $999,900.
When we have a buyer searching for a home, we set them up on an email with their criteria to show them listings which fall within their criteria.
If said buyer can afford a $350,000 home, we will typically use listing criteria of $300-350K. However, the genius that lists the home at $299,900 will be transparent and will not be seen by this client.
I just did a simple search and found 90% of the listings on the search had the 999,900 affliction. In other words, the sellers of these 90% listings have no idea and I can only come to the conclusion, 10% of the agents know how to sell Real Estate with logic.
