Have you ever wondered how good your Realtor is?  I have been across the closing table a multitude of times with Realtors and their clients, all along knowing their agent has had fewer than five transactions.

Because of our education needed to obtain a Real Estate sales person license, the agent with a brand new license will know more about the process and details than a non-licensee.  However, if the client(s) never do any research, they will never know how knowledgeable truly their agent really is until it is too late or maybe never.

I recently sat across the table from a 2 year agent that had written a purchase agreement for the seller (my client) to pay a portion of his client's closing costs (he represented the buyer).  Unfortunately, the client's lender, wouldn't allow the entire amount, and I am not sure the loan officer even figured it out.

This situation can and did increase the net of my client's check by over $1000 and probably everyone else on the other side of the table never knew.  I know the buyer had no clue as it was never addressed.

In addition, the buyer, on this particular file, was paying their agent's company an administration fee of $299.

We never charge an administration fee.  In other words, the buyer paid in excess of over $1300 to have a 2 year agent represent them versus, in this case, a Broker with over a decade of experience.

If you think for a second, decisions do not affect a net, you are dead wrong!

Even a choice of choosing a "big box" name versus Sabinske & Associates may likely cost a consumer, at minimum, an administration fee.  FYI-I have seen much higher than the $299 in the past.

Ask questions and do your research and this goes for everyone you intend to hire!

I don't it matters how long they've been in the business as much as the on the job training and support.  It doesn't sound like that got much of that in the 2 years.

It is SO hard to know which agent to choose. My son chose the highest producing agent in West Bonner County to sell his duplex, and the man was a complete dud.

He wouldn't even return a phone call or an email in 3 months - and then refused to cancel the listing.

He DID bring a buyer the first month the duplex was listed, but... too bad. The guy couldn't qualify for a loan. After that we didn't hear from him again, except when he wrote back refusing to cancel the listing.

I understand, Tammy.  That is why I continue to educate myself and my agents as to how to understand contracts and closing statements to reflect the best possible scenarios within the confines of our Commerce Department as to who pays what....to whom, etc.

Marte, that is the case with so many realtors and brokers.  They want the listing, but they don't want to deal with the clients.  It is sadly too often that buyers and sellers find out the hard way.  And, when someone wants out of a contract with me, which, in my recollection, has been once in the last five years, and was by mutual agreement, I never would hold them in something that didn't work out for our mutual good.  Sorry for your experience!

     Don, when I see someone go with an inexperienced or incompetent Agent, I am not just sad because I did not get the business.  I am sad because I see people get burned, like the $1300 guy in your example.  I always think, "I would have treated you better... you would have got a better deal".

I am with you...I don't charge aa admin or any other fee.  If the commission is to small, I will work that out on the buyers contract for a minimum amount.

I have seen some good conversations at closing when My client didn't have to pay a fee and the other side was hit with $500-$850.

It pays to find the best agents Don, unfortunately they will give just about anyone a license and it is up to the consumer to find a superior agent like yourself.

Hi Don -- many of the larger companies(and some smaller ones too) in our market, charge the buyer/seller an administrative fee.  If nothing else, if you are one of the companies who do not charge --- it's a value add for the client if you fully explain it to the client.
