Have you ever wondered how good your Realtor is? I have been across the closing table a multitude of times with Realtors and their clients, all along knowing their agent has had fewer than five transactions.
Because of our education needed to obtain a Real Estate sales person license, the agent with a brand new license will know more about the process and details than a non-licensee. However, if the client(s) never do any research, they will never know how knowledgeable truly their agent really is until it is too late or maybe never.
I recently sat across the table from a 2 year agent that had written a purchase agreement for the seller (my client) to pay a portion of his client's closing costs (he represented the buyer). Unfortunately, the client's lender, wouldn't allow the entire amount, and I am not sure the loan officer even figured it out.
This situation can and did increase the net of my client's check by over $1000 and probably everyone else on the other side of the table never knew. I know the buyer had no clue as it was never addressed.
In addition, the buyer, on this particular file, was paying their agent's company an administration fee of $299.
We never charge an administration fee. In other words, the buyer paid in excess of over $1300 to have a 2 year agent represent them versus, in this case, a Broker with over a decade of experience.
If you think for a second, decisions do not affect a net, you are dead wrong!
Even a choice of choosing a "big box" name versus Sabinske & Associates may likely cost a consumer, at minimum, an administration fee. FYI-I have seen much higher than the $299 in the past.
Ask questions and do your research and this goes for everyone you intend to hire!
