The Melvin-Peters Real Estate Team were involved in yet another sale in Henderson, this time in the Rancho Galleria home development.
The Rancho Galleria neighborhood is made up of 125 homes located immediately south of the GalleriaBusinessPark and just over a mile south of the newly remodeled Galleria Mall, Henderson’s most prestigious Mall.
The property at 318 John Henry (2044 sq. ft.) closed escrow for $274,000. This is the most any home has sold for in the neighborhood since June of 2008. There are currently several sales in the mid $200’s in Rancho Galleria. Top sales in 2006 and 2007 exceeded the $400’s before the market made a correction.
The truth is that the properties here are still slightly under valued and present a great opportunity for buyers looking to move into a well maintained neighborhood which is conveniently located to the mall, shops, and restaurants. The 215 beltway is 1.5 miles to the south and the 95 highway, 1.5 miles to the east. The airport is some 7 miles to the west and an easy ride.
The owners that live in the neighborhood, many of whom are the originals from 1996 and 1997, are happy in the area and not many homes come on the market as available for sale. There were only three sales during the first quarter of 2014.
