10 Things Real-Estate Agents Won't Tell You - Or Will They - #6

A recent article put forth a list of things real estate agents might not share with their clients.  Number 6 says that agents won't tell you that another agent will make you more money.  It suggests that agents who over price a home just to get a listing can end up costing the home owner money and that some selling agents might do a better job than others. 

True, agents who over price your home may cost you money!  (refer to earlier blog - Item 4) And TRUE agents won't walk into a listing appointment and say "I'd like to represent you, I can sell your home, but hot shot agent Joe Blow can probably get you more money". 

In all reality, some well known agents are still a good choice for listing your home but other very busy top agents are hiring assistants and assistants for their assistants and no longer focus on individual client's needs.  Agents with experience who do not have scores of listings will likely devote more time to marketing your home.   Online marketing has evened the playing field; agents working for a large franchise brokerages no longer offer an advantage to sellers, so do consider agents who work for smaller, locally owned brokerages, who have in office, hands on brokers.

Hard work, motivation, a passion for helping clients reach their goals are traits of an agent who will best represent you.  These traits aren't always obvious, so it makes sense whether choosing an electrician or a REALTOR to ask for references.  Do ask an agent about their experience and what they will do to sell your home - most will provide a marketing plan.  Feel free to interview more than one agent for the job of selling your home.  In reality nobody knows till the rubber meets the road, which agent will get more money for your home.

Mary - When it comes down to it, can any agent get more? Or is it just that some agents, by over-pricing at the outset and letting your home get stale on the market, are apt to get you LESS?

That is what I meant by 'until the rubber hits the road'.  There is way to predict with certainty but yes the needy agent who over-prices to get the gig will likely do the seller a great disservice.  A good agent will offer good guidance, explain about being priced out of the market, and try (not always successfully) to price the home competitively. 

That brings us to another question.  Will we or won't we walk away from a listing if the seller will not price realistically.

Mary, statistics back up the points you make.  Pricing a home correctly and working with a Realtor that has the time to devote to the listing is essential.
