Market Report for University Acres for First Quarter 2014, Fort Collins, CO
As Spring seems to have gotten the upper hand now after last weekend’s snow the blossoms are beginning to come out!! Fort Collins has "blossomed" last month in Real Estate as Buyers and Sellers are both beginning to come out!
Located at Prospect Road and Lemay Avenue, University Acres is a 1960’s neighborhood that I just really like (and happen to live in). There are a lot of brick ranches with basements and most have garages (1 or 2 car) and the lots are a good size. The neighborhood is adjacent to grocery stores, elementary and middle schools. Really the neighborhood is very centrally located within the City.

The lack of Sales due to the lack of “Available” homes shows the desirability of University Acres. I am not surprised that the two (2) homes taking “Back Up” offers were under contract within two (2) days of coming to the market! The “Active” home priced at $475,000 has been on the market for almost a year now and I still see this home having some difficulty. With the continued lack of Inventory in this Neighborhood I look for prices to continue to climb. Look for a great listing of mine to come on the market shortly in this Neighborhood!
