In Carmel-by-the-Sea here on the Monterey Peninsula, rents for a single family home are very high. For a house that is not in very good condition or location but still in or within walking distance of the city, rents for long term leases start at $2,500/month to about $3,500. One in a good location, well, that costs more, much more. Many of our homes are second homes and only available as vacation rentals. 

SO YOU CAN CONSIDER YOURSELF LUCKY TO FIND A 'REASONABLE' RENTAL.

Competition for these long term rentals is fierce. The moment one hits Craigslist, the agents get a dozen or more inquiries immediately. And if you try to get it, you better be ready with excellent credit scores. 

FOR THAT KIND OF MONEY & CREDIT SCORES, WOULDN'T YOU WANT TO LOOK AT PURCHASING?

There are so many different kinds of loans out there today, some of them with relatively little down, why not talk to a loan specialist and find out what you can qualify for.

Think you will have problems with the down payment? Well, you have to pay a security deposit and what not to get into a rental, and that can be applied to the down payment. And possibly ask the seller to pay closing costs.

we are certainly seeing this again here in Port St Lucie FL also. We are able to convert renters to buyers as it is lower payments for them.

I would raather buy every time than spend money on rent. I have seen tenants pay really high rents and they seem okay with it. I just don't feel the same way.

John: At least try. And if you have done so in the past and couldn't get it done, conditions change and maybe now you can.

Kevin: We are in a big rental home drought here, I hear it over and over. So why wouldn't you try to buy?

Debbie: I've seen that too, and by the time they try to buy, interest rates have gone up as well as the home prices.
