Lake Pointe is a very popular neighborhood within the Exemplary rated Lake Travis School District. It sits just outside Bee Cave, which is 20 minutes West of Downtown Austin TX.
Lake Pointe real estate is a highly sought after investment. Because there is a community pool, community park, community basketball courts, and a community Elementary School onsite, it's a very family oriented community. Some of their neighborhood parties are really fun, and some times the individual streets will do block parties of their own.
House sales in Lake Pointe continue to be strong. Below are a couple of graphics. One is Year to Date for 2014 and the other is the same time frame, but in 2013, January thru mid-April.
As you can see, we have two slightly different graphs. In 2013, the sales prices were fairly equal with the days on the market being the fluctuating influence starting at about 45 DOMs in January, going down to 5 DOMs when people paid off their Holiday bills in February, to 45 days again in March when people decide to figure out their tax refund, and then down to 20 days in April.
In 2014, however, both price and days on the market have fluctuated. Prices have gone up from an average of an equalized $350k to the $350k price now being the lower value, with averages hedging up past $550k with under 5 days on the market being the average.
I'm not saying the average homes in Lake Pointe have increased $200,000. However, I am saying the average price has increased because people in the higher price point are now taking advantage of buying new opportunities and selling their Lake Pointe homes. About 4-5 years ago, the higher price point was harder to sell than the lower price points. Now that we have a supply and demand issue for every price point, the higher end is feeling more comfortable in selling, and the lower prices are holding out for more appreciation in order to one day buy their higher end home.
Lake Pointe will continue to attract buyers who want excellent schools in addition to a fair price point and LOW taxes. Did I mention the taxes are about 2.1% whereas many other Lake Travis neighborhoods tip over 3%? On a $400,000 house, that's a savings of $3600, and that money goes a long way!!
