A Buyer's Face Tells All When It's "The One"

As I was showing a client homes the other day, I asked her what she thought about the one we were in. She said "Ya know, on paper it checks off Not the oneeverything on my list, so am I being too picky if I say It's not for me?". It's been tough for buyer's looking in certain neighborhoods in Portland that have about a month or so of inventory.

We were actually lucky to find five homes to preview on this day, but none would end up being "the one". The pressure on a buyer to offer quickly knowing the home will sell fast is something we are seeing lots more of and it can push a buyer to offer on a home that isn't really what they want.

My answer to her was that she wasn't being too picky. You see, I've seen that look on her face, the body language that physically moves her through each room like Alice in Wonderland. I've seen that nervous happiness on her face that the home is one that she wants, but yet doesn't want to let herself fall in love as the probability of being up against other buyers feeling the same and not getting accepted is hard. A buyer's face tells all when it's "the One". Twice around we were up against multiple offers that ended up selling way over list price...to others.

On that day when she asked the question I hadn't seen that look. A home came on the market the other day and at 7:30PM when I opened the door to show it I saw that look. I actually didn't need to see it though as she gushed out "Oh Cindy, I think this is the one!!". Our offer was just accepted, so wish us luck. I gotta say, I LOVE that look!

I had to determine if a buyer was in love or like a few days ago and I asked this simple question: If you woke up tomorrow and someone else purchased this home would it upset you.  ... and then we promptly wrote an offer for the home before someone else did.

Hi Debb, It is that look, but yet, like your post says, there is a special "feel" about a home that makes a perfectly good home that checks off all of the buyer's criteria different from "the one".

Hi Praful, It's one of those things that you can't teach, but learn from experience as you said. Listening and watching for those cues is sometimes not easy when we are typically talking...LOL.

Cindy, as you said it all shows on the face.  Being able to read body langauge is very important especially in this job.  They may say they like it but if their body language doesn't convey the same feelings, then there must be an underlying issue.
