So You’re Thinking about Selling Your Home

I know what you’re thinking.  Well actually I had a vision of a camel ride.  Was that you?  Oh yea we’re talking about selling your home.  Is it time?  How long will it take?  How much work will it be for me?  Take a deep breath and count to 10.  Don’t let all the why not sell over-come the why sell. This depressed housing market went on for a long long time.  Trust me or ask my wife – we lived it right along with everyone.  I make our living helping families buy and sell their homes and for  5 years the market was ugly.  But, by the grace of God and never quitting we kept our home and are still in the business I love.  But I digress.  We’re talking about your and the possibility of you selling your home. 

My advice to you is absolutely free and worth every penny.  So I’m going to give you 5 things to think about. 

  1. Can you afford to?  What do you owe on your home? This is not a secret but the mortgage company wants all their money at closing.  And you will have some closing cost on top of that.  I will let you know what we have a good chance of selling your home for and do an analysis that includes all your expenses to make sure there are enough funds to cover all cost.
  2. Where will you go?  Is this move down the street, across town, to another county or state?  What will the cost be in moving?  I can show you homes anywhere in Escambia or Santa Rosa and help you find a great Realtor if the move is a relocation.  I can let you know what to expect to pay and what your closing cost will be and what your payments will be.
  3. Are you willing to do what you need to do to get the most for your home in the shortest time?  Price is first – It will have to be priced to market to get attention and viewings and without those it will not sell.  Your home must look great from the street to the back fence.  I will show you some new homes so you can see what your home needs to look like – not new but looking new.
  4. Are you willing to keep your home presentable every day it is on the market?  We never know when a Realtor will bring an prospective buyer into your home and it has to be ready to be shown from 9 in the morning to 6 in the afternoon.  I will give you some shortcuts to help but there will be no shortcut to having the home clean and spotless.
  5. Can you handle the stress marketing your home will absolutely bring about?  I will help you get through this.  It is just business.  Buyers want to pay less naturally, like you did when you bought the house.  They want to see it at inconvenient times.  It is just a business transaction.  Take a deep breath and relax.
