Home owner maintenance is critical when you own a home.
In fact no matter what the structure is like a home a garages or even a back yard storage shed.
There are very few home owners that get a bi annual inspection of there home let alone an annual inspection.
These unsuspecting home owners are just asking for trouble when it comes to selling a home.
Many as I have been told over the years is that they don't want to pay for a annual inspection because all we find are issues that would cost the home owners money to get repaired.
Let's see of that is a good call by the home owners.
Price of annual inspection $100.00
Repairs to roof found at inspection $250.00
Repairs to exterior trim $250.00
Total costs for issues found is $600.00
On to buyers inspection. Issues found at time of inspection and in the final report. The buyer s want for the seller to have the entire roof redone or replaced. Cost? As much as $6,000.00
Then the exterior trim on the windows that is rotted and needs to be replaced. Another allowance of $2,000.00 for getting the repairs taken care of.
This totals $8,000.00 for the seller to loose on the deal when it would have only taken 600.00 to get the issues resolved through a annual inspection or a pre sellers inspection which would have added $200.00 to make it a total of $800.00.
Don't leave money on the table. Makes no sense.
Get a pre listing inspection and end up possible saving thousands of dollars in the long run.
