Taxes!!!
A client who purchased a home a few months ago sent me an email recently regarding his property tax appraisal. He was alarmed when he saw what his home had been appraised at for tax purposes. He asked me to provide him with some recent comparable sales so that he could take the info to the tax assessor and request a reduction of his taxes.
I was happy to help a prior client with his real estate needs. I told him the market has been improving but the tax assessor seemed overly optimistic or was using homes that had more upgrades than his. I pulled up data for comparable sold listings. The prices were in the range of $200,000 to $210,000. He took this information to the tax assessor and sent me an email today…
"I just saved a bunch on my Tax Re-Assessment!" LOL.
THANK YOU for your help! Believe it or not, the tax appraiser's office actually agreed with me after they saw the WHOLE picture (and somehow I stayed calm...LOL). They came down from $234,400 to $209,000…$4,000 more than I paid in November, but a heck of a lot less than the $234,400. THANKS AGAIN for your help!
In Williamson County, TN, the property tax assessor takes 25% of your total tax appraisal as the assessment amount and then applies the tax rate. If your tax appraisal is higher than it should be, you will be overpaying. It Pay$ to check your Tax Appraisal
