Are all buyer's agents alike, is an interesting question that potential home owners might want to consider before starting the home buying process. For more specific information about buyer's agents, continue reading below.

"Does it really matter what agent I use to look for a home to buy.  I mean, they all have access to the MLS, and all they really do is meet me at homes, right?"

I actually heard a buyer say this and was shocked.  Are all agents alike?  Not even close.

As one of the top selling teams in Utah we are always getting calls on homes that we have for sale.  Amazingly most of the calls are from buyers, and not their agents.  Why are buyers spending time gathering information about homes?

Because their agents are not taking the time to do that work.

I interview hundreds of buyers every year.  Many have tried working with another agent and are frustrated.  Homes get sold before they get to see them, and they feel like they are shopping around through the leftovers.

The Effective Agent Buyer Team is built on six foundational pillars.  We call it our S.M.A.R.T.E. buyer program.  I am not going to take the time to explain each pillar in this post, but the effect is that our buyers get to home faster (sometimes even before they hit the MLS).  This means that there is les competition, which can often turn into...  A lower price, with less hassle.  Intrigued?  You can learn about this program on our YouTube Channel.

An EffectiveBuyer's Agent makes daily calls to the buyers they are working with.  They check homes for sale by owner, MLS, bank owned homes, and short sales,  They send out hundreds of letters every month to find new homes for sale for their buyers.  They network with other agents to get exclusive access to homes.  And...  They pay for backend access to the MLS, and provide everyone looking to buy a home in Utah with access to ALL the information.  Are you looking to buy a home in Utah? Is your agent an EffectiveAgent?  If not you could have a more frustrating time, and in the end pay more than you need, for a home that isn't everything you want.
