Negotiating With A Sellers Agent

Well an often taboo subject...since we are in the secret handshake society.. it often is not spoken about... well here goes...Just be professional...the other side may not be.. its a hassle.. however it is in the best interests of both the buyers. who I work with and the sellers of course.. because they sell the property...

 

Some Tips.

1.Call the Sellers Agent to confirm the property is not under contract.

2. Submit an offer that is lower daily based on the timley response by the seller.

3. Hey give a big Check... be serious with a serious buyer..with real earnest money.

4. Pre qualification is so silly.... get a lenders commitment to close... We all have been around the block.. dont waste anyones time...

5. Call the sellers agent and make peace before the offer is made....as well after it is refused...

6. Always say no...until its the time to say yes...the say yes graciously and refer a lead to the agent who just helped you... 

Do not apologize for doing your job well and professionally.

I always go out of my was to accomodate a buyer's agent--its my duty to the seller.  One thing that irks me, though about some buyer's agents is that they'll call me on a listing and say "I have a buyer for your listing on...." and then ask showing questions.  My response is "That's good news that you have a buyer.  Here's my FAX number to FAX the offer to..."  Why can't these agents be honest and simply say that they have someoneinterested in the property?

I agree with Jim, congrats on your buyer!! Do they qualify to buy this home? Are you going to show them this home and never be available again to contact for feedback for my seller? I get upset with agents when you ask for feedback and they do not respond and then you email/call for the info and still nothing!

I have one client that can not understand that some agents refuse to give feedback. I try to explain to her that I can not get information that if I can not get the agent to respond!

Be courteous to one another! We are or should be working towards the same common goal....to sell homes!

A little bit of animosity I feel from the responses....This is typical... as the buyers agent it is courteous to reply with feed back of course....as the secret handshake requires.... yet when I say I have a buyer.. that is correct... maybe not for you... ...and regarding feed back...hmmmmm.... its usually up to you to ask the buyer criteria 1stand of course when an offer is made tell us what a counter is...or were it will come around at...lets be honest.. you listing agents do not and can not give us any help... an offer is an offer and a listing is just that until it sells..or expires.... this is what Im talking about... work the listings,,, work the props for sale professional with acceptence that others will not so be it.......and be happy about it.....

Only if all the individuals involved in the purchase or sell of a property are professionals. Every is not a professional like you craig. If that was the case,some deals wouldn't take over six months to close. Great post.
