It Was A Broker`s Open Not A Listing Appointment!

We had a Broker`s Open on one of our listings last Thursday 11AM - 1:30PM. I have to say we had a great turnout with over 40 agents / brokers showing up. The seller stayed in the house during the event, as a matter of fact, the seller only allows showings when he is at home, and one of us goes to each showing. Most of the attendees were respectful and greeted the seller accordingly while keeping a certain distance. My broker took time out of his busy day to attend, which gave our seller the opportunity to meet him. The attendees signed in, wrote their impressions of the home, mostly positive comments, some pointed out a few negatives, We appreciate everyone`s opinions.

However there was one fellow Realtor who kind of grated on my nerves. He arrived early, I gave him the tour,I asked him to please sign in and if he would be kind enough to write what he sees as positives and/or negatives about the property and to help himself to lunch. Well, the attendees started rolling in, Monica and I were busy showing the house, and I soon noticed the early bird had settled down with the seller, I stopped to join the conversation, he was telling the seller all about his brokerage, how they specialize in our area, how many people in his office, how he also is a licensed mortgage broker all this while I was standing right in front of him and he is gulping down lunch! On top of this he didn`t even bother to sign in or write down any comments on the property after I had reminded him a couple of times. I felt like picking him up by the scruff of the neck and kicking him out, luckily another attendee apparently knew him and started conversing with him.

I realize sellers / buyers are constantly being approached by other Realtors, at the end of the day we all have to go out and earn our share of the business, we all compete for our customers. It`s part of any business whether it be real estate, accounting, law practice, etc. But I feel this guy went past a certain line. What do you think!
