Two questions for you, why is it okay for everyone else to get paid, but not the real estate agent? Why do some clients feel it's okay to ask for a percentage of our income? Essentially they are asking us to help them buy a house...but why?
Can You Give Me a Discount?
This has got to be one of the few professions where is seems to be okay to ask for a portion of someone's income. Imagine deciding to have elective surgery. Doing your due deligence you meet with your surgeon prior to the procedure. The surgeon gives you a detailed description of the procedure, the time it will take and what you can expect during your recovery period. After everything is said and done you are asked if you have any questions. Your response is this, "that all sounds good. Since my insurance isn't paying for this can you give me a 1% discount on the cost?"
When Real Estate Agents Get Paid
It sounds silly to ask a surgeon for a discount, in fact it sounds silly to ask any professional for a discount. All professionals, real estate agents included have a specific skill set that has value. And you must pay for that skill set. Real estate agents work extremely hard to give the consumer a great buying and selling experience. Real estate agents work for buyers and sellers for free, getting paid if and only if the transaction goes to settlement. All of us have worked with clients for months and months, helping them get their home ready to sell or driving them around to countless houses only to have them change their minds about making a move. Not only did we not get compensated, but we missed out on working with a client who was going to buy or sell.
Buying a House is Optional
Just like elective surgery, buying or selling a house is "elective". If you can' afford the surgery, then your only choice is to save up enough money to have it. The same is true for buying a house. If you don't have enough cash for the down payment and closing costs, then you need to wait and save up until you have the money. Asking the real estate agent to help you buy a house is in poor form.
