Yes, the horse is dead but I thought I would hit it again.

Buckle up; 2 closings tomorrow with 3 agents.  I handle a sell and a purchase.  The buy and sale are handled by two different agents from the same big box company, different location with the initials KW. 

One charges any client $400 for an administration/Broker fee,  the other $499 for her company's fee.  Are they getting better service?  No!

The $499 agent lost her client's HD big screen tv because it wasn't a specific detail on the legal document and was ultimately attached with a screw.  The other agent is new.

The client represented by #Sabinske & Associates not only saves $899 on their transaction but gains over all and gets a bonus TV probably worth around $2500.00.  This is the 7th purchase/sale with our clients.  The point: once you are represented by Sabinske & Associates you may no longer want to be represented by anyone else...............you decide.

Sabinske & Associates Inc does not charge any of these fees.

 

Next time you ask your potential agent what they charge, and they throw a percent at you, ask if that is all.  If the answer is yes, ask them about an admin/broker fee and watch the deer in the headlights look they give you!

Don, one of the things I love about my little box company is no admin fee.  I hated it when my old company charged one and I usually absorbed it.  They said it was to pay for storing the paperwork.  Please!

I very very seldom charge that fee.  It is usually done so in conjunction with some other work being done.

     ANY consumer, be they Buyer or Seller, needs to READ THE FINE PRINT in their contract with a Broker before signing.   Be aware of "Transaction Fees" and "Admin Fees" that are buried deep in that contract!

Great post.  I am sure your clients loved their new TV.  :)  I have not charged those fees even though many other agents in town do.

Hi Don -- and those fees always seem to be buried in a very small font too(but large enough to satisfy any legal requirement).   It's sad but a reality for many companies.

Don, I never charge those fees either. It's a percentage of the sale price and that's it. I can remember the days I worked for big box brokers and they all required an admin fee, most of the time I'd pay it vs. requiring my clients too because I just didn't believe in it.

I had an agent try to charge my client a fee! It went on the HUD-1 and was sent to me. After reviewing the HUD I called the closing company and questioned it. The closing company told me the were SPECIFICALLY instructed to put the fee on my client's side. I had it removed, of course.

Called the other agent and s/he stated "We charge both sides on all transactions. You are the first to say anything."

After I finished laughing at them (to keep from exploding) I stated they will not be charging my client ANYTHING.

I wonder how many agents don't even review the HUD-1 and cost their customers money?

Than, I always have the HUD sent to my office at least 2 hours before closing at minimum, and I review it closely for fees like that.  It's good to see that so many of you agree.  And, thanks for all the comments so far!

MOST brokerages down here do the same thing, charge a broker fee. Many charge it to the client AND also to the agent that brings the buyer!!!! My brokerage does not charge the client a broker fee.............ALL the big boxes do!

Well, this is a choice of a client who to work with. Some are really impressed with big names, some value relationship with an agent. I worked with different brokers over the years and I don't believe even for a moment that I provide less value for my clients by not being a part of a ''big box company'' with all their rules, regulations, extra fees and deep pockets.
