Market Report Brentwood TN April 2014 Summary
These numbers only pertain to Brentwood single-family homes in Williamson County. Since Brentwood is near the county line, some Brentwood homes reside in Davidson County.
There is a marked decrease in number of homes sold year to year, but the average days on market has decreased by almost 20 days. These 2 items combined give credence to the low inventory we’ve been experiencing in Brentwood. Home prices have noticeably increased by about $60,000 in both the average list price and average sold price. Brentwood is in a seller’s market and home prices are continuing to increase. Homes are selling for very close to their list price so that is a good sign for sellers. The market is continuing to improve throughout 2014.
The home with the lowest price ($215,000) sold in April 2013 was a foreclosure located in River Oaks and the highest sale ($1,950,000) was a new construction home located in Annandale.
The home with the lowest price ($264,000) sold in April 2014 was located in Eldorado Acres and the highest sale ($1,850,000) was located in Governors Club.
The number of active listings increased by 56 from the previous month. There are currently 386 single family homes on the market in Brentwood, Williamson County. The average list price today is $875,372. See more details for the Brentwood housing market.
