*To buy for $0 down you need good credit. Call me if you questions about your credit. I wont get to personal but we can discuss enough to give you some direction.
* If you make less than $53,000 you can buy anywhere in GA. and there are no geographic restrictions. If you make more than $53,000 the home must be located in a low or moderate income area as determined by the census bureau. I can check addresses for you to be sure the home qualifies for the program. The Cobb County map is below. The red areas are eligible.
* There is no mortgage insurance required! This is a big deal and a significant cost savings for the buyer. Even if you are planning on making a down payment you should look at this program just for the mortgage insurance savings.
*If you dont credit qualify for $0 down there is a second program that only requires 3% down. That is still better than FHA and there is still no mortgage insurance! The same geographic or income requirements apply. You will still need decent credit but the requirements as not quite as high as the $0 down program.
*If you are thinking of selling a home you definitely want to check and see if it is in a moderate income area. If it is, then this is a great program to make you home more salable!
