Thought this was a great post, so I'm "re-blogging" it...
In today's real estate market, especially in certain areas - like here in the Houston/Spring/The Woodlands (TX) areas, it's important to think of ways to not only satisfy the Buyer(s) but also keep the income flowing.
What I would "Add" to this Blog is: in our market, there are still many homes without pools and many buyers will balk at a home without one - so, consider a Renovation Purchase mortgage. It's a first mortgage that pays off the seller plus puts aside money in escrow for the building of the pool (or renovation of a kitchen, adding the missing room, etc.).
Since it's a First mortgage, you the buyer doesn't have to worry about taking out another loan later.
Something to think about.

Right now inventory is really low in the Fort Wayne real estate market.
This especially holds true in Northwest and Southwest Allen County School Districts. When a nice home comes on the market in these areas, it's normally sold within a day or two.
It's a great problem for sellers to have, but what about the buyers?
A few weeks ago I showed a two story home in SWAC to my buyers. It was very reasonably priced, but it needed too many cosmetic updates. My buyers passed.
As we were leaving, I realized that this home was identical in square footage and lot size to a home I helped another client (We'll call him Bob) purchase a few years ago.
Those folks recently inquired about the value of their home because they were considering having us sell it for them.
I called Bob and asked if I could bring my buyers through their home. "Sure thing Jared! We'll leave the front door unlocked."
I took my buyers through and they loved it.
After a few days of verbal negotiating we came to an agreement and got all documents signed. We listed the home as PENDING and we're on our way to closing.
Could this strategy have backfired?
Maybe. I've heard stories of other agents trying to do this and they've been cut out of the deal (because the home wasn't technically listed when they showed it).
To me, it was a risk worth taking for my clients because of how low the inventory in our market is right now.
This is one of the things I love about selling real estate in the Fort Wayne area. You get the chance to come up with creative strategies to sold problems for your clients and you often need to think outside the box.
