Do you remember the time when you bought your house few years back? All you had to do was to look for a real estate agent, negotiator, and close the deal with the seller. However, if you are trying to upgrade to a bigger space by selling your current home, the process will be much complicated. The process starts with a listing agent; you need a listing agent for your house and the search begins with endless questions before you hire the perfect individual for the job. Most of the sellers make similar mistakes and we are here to highlight some of these pitfalls.

5 Things to consider before hiring a listing agent

  • Underestimating the task at hand: At the time of selling your home, it’s not just about REALTOR® who can give you a great presentation or the best price when consulting with you about selling your home. You need someone who has an extraordinary set of negotiation or marketing skills and who can respresent you to get top dollars for your home. Also, watch out for those who give you a "reduced" selling rate, make sure you don't wind up with what you pay for, "reduced services".
  • Not asking the right questions: It is important to ask some crucial questions before hiring a REALTOR® and you should consider it as if you are looking for an employee to do a particular job. Your agent should be able to give you a ball park idea of how long it will take to sell your home as well as what price to market your home at so buyers will walk in the door. Also, make sure to ask your agent if they are familiar with the local area in order to market your home properly.
  • Sellers do not check references: Google is your friend. Google is an agent that you might be interested in hiring. Another source of good information is to ask your friends and family if they know or have worked with an agent. Your best reference check is asking who you know. Not everyone's experience of buying or selling Real Estate is same, so be sure to ask about any special circumstances that may have risen from a bad review.
  • Not discussing property repairs or upgrades: It does not matter how much you love your home if it still need repairs. At the time of choosing an agent, make sure to ask them about property preparation and if any repairs or maintence need to be performed before puting your home on the market. If your agent wants to help you sell your home, they will give you the advise you need in order to close the deal. Many agents work with both buyers and sellers, so they should be able to give you tips from a buyer's prospective.

There are many agents out there who are going to compete for your business. The decision to hire  right agent for the job is utlimately yours. Comminication is the key in any relationship so be sure that their communication skills are up to par, no one likes a non-responsive agent.
