Salt waterfront properties are expensive and scarce due to their nature. April 2014 Sarasota Florida waterfront properties market report is provided by Kwee Huset of Kwee Huset Realty with supported data.

 

 

Waterfront Homes for Sale – Sarasota FL

 

In April 2014 there were 34 waterfront homes listed for sale. Home prices ranged from $339,900 to $5,300,000. The lowest price home was built in 1961; it has 3 bedrooms 2 1/2 bathroom with 2 car garage on salt water canal. The highest price home was built in 1991, it has 4 bedroom 4 ½ bathroom and 5+ garage located on the north end of world famous Siesta Key.  Search waterfront homes for sale in Sarasota FL.

 

 

Waterfront Condos for Sale – Sarasota FL

 

38 waterfront condos were listed for sale in April 2014. Condo prices ranged from $189,000 to $1,795,000. The lowest price condo was built in 1980; the condo has 2 bedroom 2 bathroom and a car port. The highest price condo was built in 2005 and is located on Lido Beach. It has 3 bedroom 3 bathrooms and a 2 car garage. Search waterfront condos for sale in Sarasota FL.

 

Waterfront Properties Under Contract - April 2014

 

In Sarasota Florida there were 20 single family homes and 19 condos that went under contract in April 2014. The lowest price home listed for $324,000 and the value is on the land (located on a salt water canal). The highest price home listed for $10,975,000 – single family home was built in 2008; it has 6 bedroom 6 full bath 3 half baths and 3 car garage sit on 1.58 acre land located on Siesta Key.

 

The lowest price condo was $224,700 having 1 bedroom 1 bath and a carport built in 1973 with 672 square feet living area, located on Siesta Key.  The highest price condo $1,895,000 has 3 bedroom 3 ½ bathroom 2 car garage. It was built in 2008 and is located on Sarasota Bay.

The sold price depends on the size of the home and location, amenities of community and condition of the property. However from the table above, you see that the average sold price per square foot (SF) for Condo and Single family home were more than $330 per square foot from 2010 to 2014. Prices continue to increase year after year.

Condo average sold price in April 2010 was $332.43 per square foot which increased 12.55% to $374.16 in April 2014. Comparing April 2013 with April 2014, the condo average sold price was $375.58, and it decreased 0.37% to $374.16 in 2014.

Single family home sold price in April 2010 was $351.18 per square foot which increased 33.28% to $468.07 in April 2014. Comparing April 2013 and April 2014, the average sold price increased 5.51% from $443.60 to $468.07.

     A nice report, Kwee!  My cousin bought a canal lot in the early 80's for $30,000.  Today that property must be worth a King's Ransom!
