What is a view worth? This is a question I posed to an appraiser yesterday. It is an argument I am going to have to make. Is a view worth $5,000, $10,000 . . . Does it depend entirely on the individual affected? I know back when I was doing BPOs, there was a blank I had to fill in for the view, but how does one put a price tag on one view over another?

Hotels do it – you pay more for a room with a better view. We advertise it – “Golf course view,” “Lake view,” “Backs to Green space.”
And it is easier to determine when the houses are close to the same size and several with the view go for a certain percentage higher than those without, but what about in a very unique area? What about an area that was developed over 75 or even 30 years ago? What about those houses which have a unique view? Or an area where the turnover is very low?
Is a sunset worth less than a golf course view? Is a Lake View worth less than a sunrise view?
As realtors we are asked every day to put a price tag on that view, on privacy (no neighbors behind), so how do we do it? What is a view worth?
