 How Does A Pool Affect The Value Of My Home

Now that summer is fast approaching here in Huntsville Alabama many homeowners thoughts turn to a little back yard fun by investing in an in-ground pool.  One question homeowners should be asking themselves is "How Does A pool Affect The Value Of My Home"?  A pool definitely adds to quality of life, but adding value to your home depends on a few factors.  If you’ll pardon the pun; perhaps before you dive in you should consider these points.

Know your market segment.

Is your home in a community of younger families with children?  A pool could well be view as a hazard to small children.   However, if your home is in a neighborhood where a pool is common or expected then the addition of a pool could be a wise investment and attract buyers when you decide to sell.  Also, buyers, homeowners without children or with older children, a pool could be an asset adding to the entertainment value of a home.

What are your short & long-term plans?

If you do not expect to be in your home for more than 5-7 years a pool may not be the best investment for you as the expenses associated with installing a new pool, maintenance and ancillary needs such as security, fencing, permits, etc. that may go beyond the cost of your pool.

However should your long-term plan keep you in your home for ten years or more, pool expenses my be somewhat absorbed by your homes appreciation.  Keep in mind though that an aging pool has the potential for mechanical and structural issues requiring maintenance that must be performed.

Other pool related considerations:

Space

Depending on the size of your yard a pool may or may not be an option.  Consider that a pool can take up a large portion of your yard and if you need to decrease the size of your pool to accommodate yard space it could be more of a detraction and less desirable.

Privacy

You and your pool may be exposed to next door neighbors because of second floor windows, elevated decks or terraces, low and non-privacy fencing.

Community or nearby public pool access

 If your community has a pool or residents have easy access to pools this could make your pool less of an advantage or necessary.

Pool maintenance & time requirements

An obvious point and often overlooked is the time required to clean and maintain a pool, pool pump, decking, chemicals, etc.  Also consider if you're physically able to maintain a pool.  A pool in poor condition will only drag the value of a home down.  Consider hiring a pool service to keep your pool in its best condition

A pool is almost always expected here in the Valley of the Sun. Most are surprised at the cost of maintaining a pool. Salt or chemicals, electricity for running the pool, equipment maintenance and the list goes on. If installed new after the purchase of a home the rule of thumb is the ROI is only 50%.

It really depends on the buyer. When I had tiny kids, a pool was a negative....as they grew it was a plus.

Nick, in our area a pool is not always considered a plus, as we don't have the longest or the hottest summers, and the cost of maintenance for a short season is suspect.

I would add a consideration of who the pool is for.  I had dozens of friends warn me off of building my pool because of their experience - they built theirs for their kids.  And now that the kids were out of the house - nobody used the pool.

But I built my pool for ME.  And it turns out, my husband uses it more than I do!

I always tell buyers and sellers the same thing....put it in if you are going to use it and enjoy it. But don't expect a return equal to expense when you sell.

There is good and bad when it comes to owning a home with a pool. Any home buyer should know what they are getting into. Here in Arizona, lots of people want a pool.

For me, a pool would be a total waste of money.  I think someone should think about how often they will be using the pool.  With the cost of a pool and the upkeep, I think that if you aren't going to use it 100 days a year, it is a waste of money.

Whether or not you're expecting a return on your money aside - the one thing I come back to is a families enjoyment of a pool over the years - kind of hard to put a price on.

Good morning Nick.  Without doubt you know Alabama real estate!  Oddly enough the Albuquerque area has few homes with pools.  I guess it's all about location, location.  Excellent points on the value of a pool when it comes time to sell one's home.
