Why not make it easy to show rather than require a checklist??

These complaints are, IMO, not well founded:

  • Lights left on

If a $5 increase in the elec. bill is critical for a seller, disconnect the elec. at the panel box.

  • Rear door left unlocked

Prove it!!  I know it's not normal, but often I can't remember whether or not the door was unlocked or if I unlocked it.  My habit is to make sure all doors are locked when we leave but I have also been in homes where the back door, even front door, was unlocked when we arrived.  Now, if I get to a home with an unlocked door, I try to telephone the listing agent and alert them, but all I can usually do is leave a message.

  • Cat was let outside, contrary to showing instructions.

Neither home buyers or buyer's agents are animal keepers.  If an animal is left loose in a home for sale, the risk of the animal escaping is the seller's.  That's what animal pens are for.

I've been to homes where it was impossible to even enter the front door without fighting a cat at the door.  Who can contain a cat???  Not I.

These matters are simply barriers to sale.  Why not make it easy to show AND SELL???

I got a nice compliment from a seller client that was nice to hear, but the reason for it wasn't as nice. She told me that I was by far the most professional agent she has dealt with in selling her home, which was why she listed with me. That was great to hear. Then she lamented her experiences with some of the agents who had shown her home, and that was jaw dropping. 

The level of carelessness demonstrated by the showing agents was appalling. 

  • Lights left on
  • Rear door left unlocked
  • Cat was let outside, contrary to showing instructions. 

She also noticed some agents showing up dressed like they were on their way to the beach. That was less of an issue in my mind, but still lame when you consider that we are talking about a three quarter of a million dollar piece of business. Slovenly dress I can overlook; slovenly actions, not so much. 

The ethos of our industry has always been to leave homes we show in the same condition as we found them. If you turn lights on, turn them off before you leave. Secure the property to the same level as you found it (translation: lock the door!). And don't lock pets in rooms where they may make a mess or worse, let them out where they could be killed. 

It isn't too much to ask.  Leave the property as you found it.

Showing a house that's for sale shouldn't be all that difficult....the sellers complicate things.

Lenn, I don't know why this even needs to be addressed.  I know that there are lots of incompetent agents out there but to be told to lock the door should be common sense.  The seller should be mindful that if they have a cat, it is not the responsibility of the buyer or buyer's agent to make sure that it doesn't get out.  It's so silly.

Lenn- a good reblog! When I've been with agents, we both make sure that doors are locked and if the lights were on, we left them on.  It can take up your showing time and turn off the buyer if you're searching for lights or chasing a runaway do for cat.

Hi Lenn, Cats are a problem. I don't like them. I am allergic to them. In my jurisdiction cats are considered to be "wild animals" and ownership is not recognized. If the home owner has a cat (or cats as is often the case) shame on them. I wouldn't show the house either.

Lights are my #1 pet peeve.  Lights should be ON.  Especially in basements, bathrooms and any place else where there isn't good natural light.  Personally I recommend my sellers leave them on whenver they leave the house.  It might be bright and sunny when you leave for work but a thunderstorm in the middle of the afternoon could mean a buyer is looking at a dreary house.

Lenn, I feel people in general, and most definitely real estate agents, are just too darn distracted when showing homes. They are talking on cell phones, texting, planning their next steps, etc. They are anything but focused on the task at hand and fully present with what they are doing. I've had agents pull some real doozies while showing homes.  Makes me wonder who they get out of bed in the morning.

Treating it like it's your own home will solve these issues, usually.  Two times in 40 years of showings I've had to return to let the kids back in from school.  I'll live!

Lenn, some things are common sense items like locking up a house. However, pets should be put in a place where they can't run outside. Lights...we turn them off if they ask, but it shouldn't be a big deal if they're left on. Really, does the seller want to sell or not???

Lenn for some reason homeowners understand to put a dog in a pet pen if the dog is going to be in the house during a showing, but for some reason they leave cats loose.  It does not make any sense.
