Home Staging is so much more than decorating or removing clutter.  It's professional advice on every aspect of a home's condition and appeal to buyers.  Home Staging consults can result in changes that the seller and the agent may never have expected. 

I recently did a consult for a vacant property that had been on the market over four months. Feedback showed a concern over furniture placement in the open concept kitchen, dining, living room area.  

The homeowner, flipping the property, wanted my advice on furnishing the home.  I was able to stage the area in question within a couple of days, for considerably less than the seller expected.

However....there's more to this story.

When the seller showed me the master bedroom I was confused.  He and the agent had designated two small bedrooms and a bath on the second floor as the "master suite".  Great idea except for one major problem..... a queen size bed won't fit in either of the two rooms.  Also, the combined closet space of both rooms was considerably lacking for a master bedroom.

One of the rooms is long and narrow, with slanted ceilings.

 

The other room has protruding walls that limit the floor space.

 

Although the pictures on MLS gave the impression that the home offers a spacious master bedroom suite, it becomes quite obvious when you visit the home that this is not the case.  I would suspect that potential buyers felt deceived at showings.

Here's what I suggested.....

These two rooms are more suitable for children.  Count them as the two rooms they actually are. A floor plan nightmare for adult sized furniture, they would be adorable as kids' rooms.  Also, most parents wouldn't be too keen about sleeping upstairs and having their children on the first floor.

Designate one of the two first floor bedrooms as the master.  Even though it's not a "suite" with it's own bath, at least the appropriate furniture would fit.

The agent agreed with me and I staged the master on the first floor.

 I believe this new floor plan to be more appealing to potential buyers.  At the very least, it's more realistic.  We shall see.

Sharon, good options for buyers in that home!  What a coincidence -- I had a similar situation, with a vacant home that was on the market for a year!   The upstairs converted attic bedroom was huge, but it had only a half-bath.  On the main floor there was a bedroom that looked quite small, since it was empty.  No offers came along, and the seller contacted me about staging.  My solution was to stage the main floor bedroom as the  designated master, and used a queen bed with two small nightstands.  Although it didn't have a connecting bathroom, the hall bath just adjacent to this room was spacious and we made it look like a spa.  We also placed a queen bed, two nightstands and a dresser in the upstairs bedroom, so that buyers had a "choice."  The home sold within 14 days of staging, to a woman who'd seen the house months before but couldn't imagine how she could live there, until she saw it staged :-)

Great job Sharon! Vacant homes look so much more appealing and "homey" when staged -- staging sells.  Eighty-percent of my listings are professionally staged, and they do sell quicker.

Hi Sharon, great advice! Average buyer doesn't want to solve a puzzle, he wants ready to move in home. Sometimes those floor plans make me step back and think...no wonder homes are lingering on the market with no offers... And I have to say that 80% of the homes I consult have one or two challenging areas.

Anna:  I've had some really interesting ones lately.  Yesterday I saw a built-in office set up in the formal living room....hard to explain, and I didn't take any pictures.  All I can say is it was not what I would want in my living room and it will require just the right buyer.
