Why You Should Choose an Experienced Broker for Your Next Transaction!

Real Estate Broker/Owner with Don Sabinske, Sabinske & Associates Inc. 539MN

Why do we charge a higher commission rate on average than most?  Simple fact:  we are worth it!

I have worked with thousands of Realtors over the years, and I consider the protection and service of what we bring to the table extremely valuable.

Ask your neighbor who just purchased a home to see their HUD 1 or settlement statement from their recent sale or purchase and compare the charges.

Our clients not only understand the value but have a higher understanding of Real Estate, in general, than most in my opinion.

Even though we will charge more, a consumer will typically pay less in the end with Sabinske & Associates.

Our clients get a Nationally Recognized BROKER actively working on their file.  Not just a realtor, and one who is a  Graduate of the Realtor Institute.

A former arbitration judge who enforced the rules and played an active part in handing out penalties for violations.

Note: if you enforce the rules, you probably know the rules.

You also have someone who knows the local market and can make adjustments to pricing as necessary.

You have someone who knows the local codes and ordinances that must be adhered to before closing.

The list goes on.......

Notice the previous blog post of last month's closings. All but one had multiple sales working with Sabinske & Associates.  If they were ALL wrong, they were ALL wrong a lot.    Choose wisely.

A wise consumer will consider the entire cost or potential cost/risk and either find value or not.

You get what you pay for but if you consider that you don't have a admin fee you may not be any more expenseive.

Hi Don, I agree you always get what you pay for!  Byers/sellers will realize this when it is too late.

I could not agree more Don...I hate when agents are weak...give up their commission...then ask the other side to participate in their weakness by cutting the buyer agent commission...it puts the seller at a disadvantage they do not even know about.

Thanks for all the great comments.  You all GET it.  When a broker or agent can't even negotiate his or her own commission, how will that agent or broker negotiate anything for you?  And, we are worth what we are paid.  We get referrals from most of our former clients (who haven't moved out of the area).

Hi Don - your comment to the responses received here is great and I agree --

When a broker or agent can't even negotiate his or her own commission, how will that agent or broker negotiate anything for you?

Thanks, Michael.  We agree on that point.  And, so many others.  Brokers and agents sometimes can negotiate their own commissions and when you are working with banks on foreclosures or short sales, that is imperative just as it is with a "normal sale".

You reminded me what one of our clients said to her seller when he wanted to lower the commission her commission...she told him, if you can negotiate me down, think of how poorly I would represent you, when somebody wants to negotiate the price down on your home...he agreed.  LOL A

This is the crux of the matter, Alexandra.  If you don't have the backbone to stand up for yourself, how could you possibly be expected to stand up and negotiate well for your client?  Thank you!

Wise consumers will note that they get what they pay for. We tell homeowners at our CMA...if another Realtor will easily give up their commission...think how they won't be able to negotiate the BEST deal down the road for you...

Indeed, you always get what you pay for and real estate isn't any different.
