Garbage In Garbage Out - Buyers Try To Find Their Way Online

Garbage In Garbage Out and Searching Online for your New HomeWe hear it all the time.

Buyers start their search for their new home online

Of course

So many sites

The “R”, the  “T”, the “Z” and many more

So many more

But is this the best way to search?

Maybe.  Maybe yes.  Maybe no.

If it’s an initial search -- I see very little harm -

after all - initially

it’s an investigation…

an exploratory journey

discovering…

learning…

an overview of sorts

sure there is some(okay, maybe lots of) mis-information --

sales not reported…

homes not really for sale…

yada yada yada

Yeah, there’s some garbage out there....just like in real life

But once you become more serious…

Your search should become more serious…

When you’re ready...call me

Let’s talk what’s important to you in your home search…

No sales pressure…

Let’s see if you want to work with me...and yes, if we think this will be a good match...for both of us.

I like to explain the real estate process...in language that makes sense...to you

more substance, less garbage

Let’s meet.

Let’s discuss.

Your goals.

Your questions.

You.

When you want to know the story behind the numbers

I’m here

Shocking news to many online home buyers, not everything on the internet is true! ! Great post.

Lisa - consistency doesn't have to be dull and boring and definitely has its positive aspects.  As far as a vote --- I think a bunch of guys stay in a room and then a puff of a smoke --- hmm, I may have the logistics wrong....

Anna - very shocking, isn't it?  - The National Enquirer can't make up this sort of thing.

Michael - The internet is loaded with information, but with out someone who knows the business, knows the area, knows what adds values, and what takes value away, it's just information - good, bad, accurate, or just wrong.  Good information that has context adds value, I hope buyers and sellers call you!

Data in doesn't always compute good data out. Agents have the actual MLS at their finger tips and not fault of the agent data out can still be erroneous . Some search engines are garbage, in order to have a good search site the site should have many fields to search from, but as the search engine gets more complex the buyer finds they are unable to apply search tools. A good site is user friendly.

I have a theory that on line browsing is a big ingredient in the erosion of buyer loyalty.

Lisa - glad to provide some humor on a Saturday night(your Sunday early EARLY morning)

Laura - so much information it can be overwhelming for many.  I believe it is our duty and responsibility to sort through it to find what is relevant and true.

Rod - so true.  It takes time, local knowledge and experience to be able to truly understand a market.

Jim - now that could be a discussion or blog post idea.

Amanda and Jared - thanks for your comment.

Gita - the lease/rental information(or better stated mis-information) "out there" is quite extensive -- throw in the craigslist(and others) rental scams and you have a rental searching public that is very discouraged - judging from the phone calls I do have received.

Michael, If they want the real facts they need to contact an agent. If they want real service they need to engage the services of an agent.

Reminds me of an article I published a while back "Let Your Agent Do It" and it's fine to do an exploratory.  But then find an agent to find your house.

The cat is out of the proverbial bag--there's no way to stop buyers now from beginning to search on the internet and it often does help educate them about what's in the market. But when it comes to serious house hunting, nothing will replace a good buyer's agent. We just need to know how to put across our value added to them.

Nice Post, Michael. I like the easy read, too.

The 'Internet' can be a great source of information about a lot of topics, but 'it's' accuracy is far from where it should be and it therefore is a treacherous place. Buyers & Sellers definitely need to work WITH local professionals..

The experience to get you to the other side!

I only wish we could get this thru to Buyers - and Sellers!

It is amazing how bad the "transposing" is with the real estate aggregators.  And when the information is transposed incorrectly the Sellers want to know why.  Why in God's green earth we as listing agents would say such a thing about their property.  And the Buyers want to know why the property is not as it was represented on T,R,Z.

We all need to pull our feeds to these leaches and have a "public" side to OUR MLS's.

Debbie - I agree on both points.

Michael - thanks.

Jill - where do I redeem those extra points?  In fact, where do I redeem any of them?

Carla - very true.

Nina - every agent should be able to deliver that message.

Bruce - thanks and the internet definitely has many(MANY) advantages but the human element is still important.

John - I know there are many who feel as you do - thanks.

Michelle - that gets to the root of it, doesn't it?
