Hi Jody,

Thank you for your interest in our home on Ellis St.

We do not pay our tenants utilities for several reasons.

First, landlords who do pay their tenants utilities need to make up for this wasted expense by raising the rent to a rate that is higher than the rent plus anticipated utilities.

Second and more importantly, it is very bad for the environment when a landlord pays their tenants utilities.

  • Utilities in these homes generally are consumed at a rate significantly higher than homes where tenants pay and ration their own heat, electricity, and water.

 

  • In the end it is best for our planet and your finances for you to pay your own utilities, as this will give you an incentive to watch your water and electricity usage and keep your heat low in the winter and keep your air conditioning off as much as possible during the summer.

GREAT!!! Nice response, Bob. There's always someone looking for something. I see this in our property management department. We are a small company, so I tend to get somewhat involved, and I see this all the time.

PS...I forgot to mention. Our local electric company does target what are homeowner versus landlord accounts. The landlords get a notice when the tenants are past due. This is important in the winter months when power could be shut off. I can't believe what our property manager has to put up with. He's really patient and understanding and I don't have that kind of patience.

Bob, Your response makes perfect sense.  A tenant with paid for utilities has no skin in the game to conserve.

Hi Bob,

I have found people who get their utilities paid with their rent tend to waste electricity by leaving the lights on and the AC running day and night. Seems like a good price even without the utilities.

Great response, Bob.  It is so true that if people don't have to pay utilities, many resources are wasted because usage is never tracked or even really thought about.  I like your approach.

Thanks for all the responses friends, in a town that hosts the largest Natural Resource University in the world, pointing out the environmental as well as the financial impact of taking responsibility for your own utilities is important.
