Some days the easiest part of selling a home is finding a buyer and the hardest parts of any sale is to getting the home to close. In some cases it happens before they buyer makes an offer, but in others, it may happen after the offer has already been accepted, The buyer brings in their parents, or in some cases their children, they bring in their uncle, cousin, co-worker and perhaps friends. They all have an opinion and soon start to confuse and sometimes scare the buyer.

in this case it was on my listing and the saving grace was that I was there to let the buyer in to show his friends and family. You see when I take a listing, I ask the home seller all the questions i cn think a buyer would ever want to know so I have the answers to those difficult questions and statements.

 

When the friend said it looked like thr furnace had not been cleaned in 10 years, I knew the furnace was less than a year old. I was there when the buyer had his home inspection just 2 days prior and the inspector commented that it was the best model one could purchase.

 

I was there to answer the uncle who said you really have to be cautious with well water which is why it is great this has city water. Lastly it was a good thing I was their when the sister said she paid half the price on her home right down the road. I was the listing agent on that home too, it was a bank owned home, frozen pipes, ruined flooring and a number of broken windows, doors and a roof that looked like Niagara Falls. This home completely renovated needing nothing was a great deal once you add in what she spent to renovate her home. The she remembered me and asked her Brother why she did not hire ME to help him, "I was pretty good" she said.....

 

The moral of the story is by choosing a GOOD Listing Agent or Buyer Broker may be the key to getting that faster sale or buying your dream home. Having a GOOD agent to assist you through each step of the Buying or Selling process is a MUST.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Hi Scott. You certainly do a great job. I often think the negative family/ friend comments are more borne out of jealousy than fact. Having an answer before parting in a showing situation is paramount.
I cannot believe the buyers agent didn't appear. Sad.

Scott, in the past year I had two buyers who brought their parents along on multiple showings. Neither ever bought a house. The parents tore the homes apart until the buyers could only see a money pit. Since I'm a licensed contractor, I was able to correct some of the idiocy, but at some point I start looking combative, so I have to back off and let it takes its course.

I went on many showings with my daughter, as an agent and a real estate investor, I looked at things from a different perspective! I didn't bash anything, although I would point out things that needed to be verified or looked at during an inspection - if one was allowed.

I often encourage young buyers to show the house  to their parents. Most of them have been supportive and know that some items are just wear and tear items . It makes the buyers feel more comfortable.

Some folks do their own thinking and home work is gathered but not swayed by others. But when you have a nervous, timid buyer not used to thinking for themselves, it can be external forces need dealing with.
