Memorial Day Honor and Steamboat Springs Real Estate May 16-22

As we spend time this Memorial Day remembering those who have made the ultimate sacrifice in service to America, I find my thoughts lingering upon a friend, a young man who died in Iraq. I am honored to have known and spent time with Marine Corp First Lieutenant Nathan Krissoff. Prior to his enlistment, my family and his enjoyed some wonderful adventures....and we lost someone very special because of a roadside IED in Iraq. (but don't just take my word...google "Nathan Krissoff" for a real definition of hero) Sadly, most of us know someone who served and lost their life in service to the USA throughout the ages. May we honor them all by never forgetting them and their sacrifice.

This past week saw 21 Steamboat Springs area real estate sales reported in the Steamboat Pilot newspaper for a dollar volume of $9,359,150. Of those reported sales, 9 were single family, 9 were condo/townhome and 3 were lot/land.

Currently, there are 138 pending sales for a listed value of $64,652,549 (excluding the pending $18 million ranch). The average pending sale price is $468,496 and the median is $338,500. Of those 130 pending sales, 9% are pending at a list price of over $1 million, 4% are below $1 million and above $800K, 11% are below $800,000 and above $600K, 17% are pending between $599,999 and $400,000, 16% are in the $300,000s and 44% have a pending price below $300,000.
