Questions to Ask before Choosing a House Plan

 Home building guide

When choosing the right home plan for your North Carolina new home, there's a lot of options to consider - from overall plan layout to personal lifestyle preferences.

Here are ten questions to ask before choosing your 2014 home plan.

House Plan Question #1:  How many bedrooms and baths do I need?

While the number of bedrooms you'll need is probably fairly firm, the number of baths may be more flexible.

Consider a Jack-and-Jill style bathroom - popular in 2014 new house plans - especially for those with several children.

A "dual door" bath with dual vanities can help all the kids get ready for school on time, AND teach them how to share spaces - while allowing you to use that extra square footage in other rooms.

House Plan Question #2: Where do you want to sleep?

A two story plan is usually most cost effective.   But for a number of reasons - such as keeping aging in place design in mind - you may want to sleep on the first floor.

A one story home usually has the highest price tag, and a main floor master suite plan may offer a good compromise between bedroom location and overall home price.

House Plan Question #3:  What's your lifestyle?

Are you formal, or informal? The layout of the main living areas should be determined by your lifestyle.

The kitchen can be "out of sight" from guests, or it can be completely exposed to the Great Room in an open concept plan

If you plan to host events in your home, will you want a spacious formal dining room, or a large kitchen island and bar area with seating?

House Plan Question #4: Planning for extended guest stays?

Do you have lots of overnight guests?  Do the grandparents come to visit?  A first floor guest bedroom and full bath can come in very handy.

Guest suites are also great for home resale value - as you look towards future planning.

House Plan Question #5:  What should your kitchen do for you?

Whether a huge island with seating, an open, accessible design, or just having tons of counter space is most important to you, don't feel too confined by the kitchen layout noted on the floor plan.

House Plan Question #6:  Is outdoor living just as important as indoor living?

If a front porch, rear porch, screen porch, or deck is an absolute must for you, don't feel limited to floor plans that already picture one of these options.

Screen porches can be added to nearly any home, and porches are usually easy to add (or subtract!).

House Plan Question #7:  Will you be working at home?

Whether you're working at home, or just want a private study space, home offices are a huge hit in 2014 new homes.

If you love a floor plan without a home office built-in, we can add one

Formal dining rooms are easily (and often) converted to full offices, as are formal living rooms.

House Plan Question #8:  What type of storage do you need?

Stanton Homes can tuck-in storage centers, closets, and spaces throughout your favorite home plan.

Home building guide   - Built-in bookcases, shelving, cabinets, benches, or cubbies

   - A larger pantry or Costco style walk-in pantry

   - Easy attic storage (can often be found in eaves off the bonus room or other locations)

   - Coat closets (see an example of a cedar closet in this 2014 house plan)

   - Entertainment centers

   - Expanded master closet, or multiple master closets

Want out-of-the-way storage? We'll show you how to add it under the stairs or in hallways.

House Plan Question #9:  Do you want a mud room?

Keeping the house organzied with kids and pets is a constant challenge.

But a "drop zone" off the garage can go a long way - someplace to store baskets with shoes, coat hooks for backpacks, and even lockers or cabinetry.

A drop zone can be added in the laundry room, mud room or hallway. If you have dogs, you will not regret adding a tile mud room with sink or shower (see a mud room pet shower example here).

House Plan Question #10:  Looking for home plans with a basement for your "man cave", game room, or hang-out area?

If your lot is sufficiently sloped, an unfinished or finished basement can offer lots of additional square footage, at a much lower cost per square foot than for "above ground" square footage.

Keep in mind that while walk-out, or "daylight", basements are fairly common in the Triangle area of North Carolina, full basements are not recommended.
