The Silver Springs area of Park City continues to be the hottest sector of the Park City real estate market though there are a number of great homes for sale in Silver Springs as I write this.
Silver Springs encompasses the following subdivisions: Snyder's Mill, Northshore, Southshore, Silver Springs and Ranch Place and most homes here are priced in the $500k-$1,000,000 range.
Silver Springs has some of the best amenities around which is one of the reasons for it's popularity. There are two lakes within the area, the big lake at Northshore and the little lake at Southshore and lakefront homes here do command a premium. Residents enjoy paddle boarding, kayaking and swimming in the summer and ice skating in the winter.
Willow Creek Park is located just across from Snyders Mill and is the best park in Park City in my opinion. There is a huge grassy area that is used for everything from frisbee to youth soccer leagues as well as tennis courts, a pavilion, 2 playground areas, basketball courts and beach volleyball courts. The newest addition to Willow Creek park is an enclosed dog park where your dogs can run free to their hearts delight and the delight of all their four legged dog friends. There is also a small pond here that gets extensive use in the winter as a skating rink.
Currently there are 9 homes for sale in Silver Springs with 5 currently under contract pending sale and 49 having sold in the past 12 months. Inventory has hovered between a one and a three month supply here for some time.
Currently available homes range from a 3 bedroom/3 bath 2,059 square foot home at $567,500 to a 4/3 4,056 square foot home priced at $1,225,000. The average price per square foot on sold homes last year was $261/ft. Children here will attend Parley's Park Elementary School just adjacent to Snyder's Mill.
The location here is another reason for the popularity. Just 5 minutes from the many shops and restaurants at Kimball Junction and less than 10 minutes from downtown Park City and any of the 3 area ski resorts with Canyons being just a few short minutes away.
