Princeville Kauai condo/ house update for the week of May 25th to 31st

If you’re on Island and looking for something fun to do next Saturday, the 7th, the Hanalei Canoe Club is having it’s annual Haena to Hanalei Run/Walk and Pancake breakfast.

What’s so special about this event is the opportunity to traverse this spectacular 8 miles by foot so you can take in all the views. Plus, there are Pancakes waiting for you at the end.

If you’re interested, just Google “Haena to Hanelei Run” or find it on the Hanaeli Canoe Club website at You can still register online until Thursday and get a T-shirt or just show up the day of the race, although a T-shirt is not guaranteed when doing do.

As for real estate: Condos were flying off the shelves when buyers weren’t on the beach enjoying the sun. Only 1 new listing which was offset very nicely by the 5 – yes, count them, 5 units that found buyers. Read on to see which units scored:

New Listings:

Ocean and golf course view Puamana 16C hit the market priced at $549K. This townhome sold for $349K in 3/02.


3 bedroom Hale Honu 10A went into escrow while listed for $349,800. This unit was purchased as a bank REO for $242K in 8/12 and was then renovated. Ocean view, 2 bedroom Sealodge A3 went into escrow while listed for $469K after only 22 market days. The prior purchase price was for $400K in 7/13.

Mauna Kai 7B is in escrow while priced at $499,888. This 3 bedroom unit was purchased for $625K in 10/04. Pali Ke Kua 109A took only 25 days to go into escrow while priced at $645K. It was purchased by the seller for $621,400 in 12/03. Ocean view Pali Ke Kua 234 was on the market for 290 days when it found a buyer. Priced at $699K, this 2 bedroom unit sold for $160K as a leasehold in 11/95 and converted to fee simple in 12/99 for $43,800.


Vacation rental Plantation 911 was listed for $499K and sold for just slightly less at $495K in on 6 days. This unit was purchased for $405K in 10/05 from the developer. Sealodge C7 which was priced at $525K sold for $500K. The previous sale was for $435K in 5/03.

Ocean view Cliffs 8201 closed for $625K while listed for $679K. This unit has one of the best, if not the best, ocean views in the complex. The prior sale was for $1.075M which is a record for the Cliffs.

Price Changes:

Villas of Kamali’i 59 increased in price from $650K to $695K. The last sale was for $586K in 4/04. Golf course and ocean view Puamana 21B which last sold as a leasehold for $70K in 4/99, converting to fee simple for $35,700 in 7/00, made a slight reduction from $549,900 to $545,900.

Villas on the Prince 21 was purchased for $575K in 1/03. This unit reduced from $798,500 to $779K. Ocean view Pali Ke Kua 116 was purchased for $415K in 3/01 and decreased in price from $759K to $739K.

Now on to your Princeville home update, which saw very minimal activity – just 3 new listings and 3 price reductions:

New Listings:

4066 Aloalii returns to the market priced at $1.395M after selling for $325K as land in 8/03. This home has been listed 4 times before starting in 3/09 to 5/09 for $1.450M, again from 11/09 to 11/10 starting at $1.349M, reducing to $1.095M then increasing to $1.250M, again from 4/11 to 2/12 for $1.250M, and finally from 2/12 to 5/12 for $1.195M. The home was built in 04.

4222 Waileia Place is listed for $789,900 after selling as land for $430K in 9/05. 4206 Lihiliho Road returns to the market at a new higher price of $949K. This home sold for $520K in 8/90 and was previously listed from 11/10 to 2/12 starting at $965K, reducing to $798,888 and again from 2/12 to 2/13 at the same price.

Price Changes:

After 223 market days, 5331 Honoiki reduced $10K from $1.5M to $1.490M. The view home last sold for $762,500 in 1/11. 3933 Kamehameha was purchased for $1.195M in 10/05, and reduced this week from $1.295M to $1.249M. 4066 Aloali’i made a price correction when listed which is why it shows in this section.

May 2014 scored the highest number of sales for the month since 06 which had 165 sales. This May had 103 sales, although there may be a few that haven’t yet been reported. This is a 21% increase over May 2013 which had 85 sales. Hopefully, this is foreshadowing what we can look forward to this Summer.

If you’re a seller, it’s a great time to think about putting your property on the market (especially if it’s a condo) and if you’re a buyer, it’s definitely time to get out and take a look for those well priced properties while you can.
