Here are some of the latest stats for the Northeast Florida area. It might come as a surprise that our median sales price for St Johns County is now $196,000 while Jacksonville's is up but still behind at $185. The average selling price for our county is $236,554.85 and average days on the market have dropped 11.10% YTD. That means sellers will be able to move on with their lives a lot more quickly. Also, according to Lawrence Yun, chief economist for the National Association of Realtors, Florida is the most popular state for international buyers (who usually pay cash) and second homebuyers(often cash) and retirees who are downsizing and using the cash from the sale of their homes. More than half the home sales in the first quarter were cash, but the institutional investors are down to 13.%% from 18% last year. I guess the bargains are beginning to slip away! However, pending sales were up 14%ytd and10% just since Jan.. There were only 2 months in 2005 when more contracts were written! Yes, we are not a secret anymore!
