A Wise Realtor® Once Said . . . . . . . . . . . . .

  • Staging the home nets you more money and usually presents a faster sale.

  • Clear out All The Clutter.

  • Curb Appeal is Essential.

  • You bought a House and turned it into a HOME. Now you are selling a house again. You must emotionally detach from the home.

  • Leave the home for all showings, if at all possible.

  • Don’t negotiate directly with the Buyer. Let them make an offer and speak “directly” to your Realtor®

  • Maintain Your Home, Maintain Your Home, Maintain Your Home.  This is the only way you retain your value - do those necessary and needed maintenance items regularly.

  • Don’t take negative comments from Buyers and others personally. You cannot please all the people all the time.

  • Store all valuables away and preferably out of the home while the home is on the market for sale.

  • Keep an open mind. Keep an open mind during negotiations, during the inspections, during the entire transaction.

  • Be completely out of the home before the day and time of closing. The Buyer will do their final walk through about one hour before the scheduled closing.

  • Your first offer is almost always your BEST offer, even if they start the negotiations LOW.

  • Great pictures are Critical. Know the difference between a Real Estate Agent who takes Good pictures and not so good pictures.

  • In A Buyer’s Market you must remain flexible with your pricing - A Market Analysis is good but Buyers are the ones who determine whether or not you are priced right.  If you are not getting any showings or very few showings then you need to make a price adjustment. The Buyers are telling you that you are not “bargain priced well enough” for them to make an offer on your house.

  • The Market Value of your home is NOT how much you need to walk away with; is NOT how much you need to pay off your bills; is NOT how much money you need to buy a house in your new location.  Market Value is the average value similar homes are selling for in your Local Area.

  • Real Estate is Local. Very much so. Just because some areas are seeing a price increase and selling quickly, not all areas are.  Real Estate is Local.
