Pre-approval: It’s Not Final Approval

Most real estate agents in Hendersonville have seen this more than once: a buyer who is pre-approved for a mortgage begins running up credit cards in preparation for the move into their new home. Because lenders often re-examine a homebuyer’s credit during the closing proceedings, the result can be a higher than originally quoted interest rate, or even an outright denial. True. Pricing at a fraction below the comps creates a buzz and urgency. That's when a seller will most likely get the highest price in the least amount of time.

We continually tell buyers to buy nothing on credit or big ticket items until they close. I have seen buyers purchase furniture and use up their funds for closing! DUH!

Most sellers don't think about the marketing process or circumstances, they're only interested in their net cash flow from the sale regardless of the location or condition of their property.

Professionals are fearless and will inform the seller and provide a solution, yet too often, agents will simply take the order at any seller's price to secure the listing knowing that the property won't sell any time soon.

I have to agree that sellers only look at the $$ signs. Bidding up the price by multiple buyers is a great strategy if the property will appraise out.

Some sellers will listen to this advice, many won't.  I agree, it's better to price the house competatively rather than overprice it and 'maybe someone will make an offer--we don't expect list price'.  Very frustrating as an agent to have overpriced listings--they don't sell!
