new constructionWe get quite a few calls from people who are looking for new construction Condos and Townhomes in Franklin TN. The developments currently included on this list are Berry Farms, Rizer Point, Lockwood Glen, Westhaven, Shadow Green, Gateway Village, and Morningside. Of these, only Berry Farms, Westhaven and Gateway Village offer true Condominiums. Generally speaking, a Condominium or Condo, is a property where individuals own the interior space of a building (their unit). They have common ownership with all the other unit owners of the outside spaces such as a pool, parking lots, entry gates, and grounds, and some interior spaces such as hallways, stairwells, and elevators. 

A Condo Association or Homeowners association (HOA) manages, or hires a property manager, to care for all of those common spaces. Fees and assessments are charged to the individual unit owners to generate the funds necessary for the repair, replacement or general maintenance of those common elements.

Townhomes are properties where the individual units may share one or two common walls and the roof, but the property itself includes a lot, albeit usually quite small, where the unit sits. Townhomes usually have a ground level entrance and often have more than one level. There are commonly owned elements, similar to a Condo, such as parking lots and recreational areas. Once again, an association or HOA maintains those common spaces and charges monthly fees or assessments.

There is a wide range of prices for these new construction Condos and Townhomes in Franklin TN. They range from $154,900 for a 667 sq. ft condo unit in Berry Farms to $549,900 for a 2529 sq. ft. unit in the Jamison Station Townhomes.

Most of the new construction Condos and Townhomes are not available for a number of months. Buyers need to plan ahead if they wish to get into a new construction Condo or Townhome of their dreams. 

Remember, the representative at the new construction development works solely for the builder. That individual will not represent your interests. Developments such as these rely on agents to bring them buyers and have priced their units to reflect paying a buyer's agent. Do not make the wrong assumption that you will save money by using the on-site agent.

Good morning, Tom....every buyer needs a buyers agent when purchasing property, especially new construction.....the on site agent represents the builder and if the buyer uses that agent, the buyer can expect to pay top dollar and that buyer will have no guidance with negotiating additional extras.... the on site agent will sell the buyer everything the buyer can afford to buy.
