It's a Great Time to Buy a Home!
My 2:00 appointment is cancelled and the entire day has changed. This client had chosen a location and we were all set to view the homes when she called just before that time to explain the owner called to say she leased the home to someone else. That one was not on our MLS so I was on the side lines, assisting with information.
Looking at the second home again on the MLS, I noticed that the status changed from "Active" to "Temporarily off the Market." Contacting the agent, I learned that the house had leased site unseen.
Two of the homes rented in 2 days, with today being day 2. These homes were remodeled, had great photos, and apparently lots of interested parties. These are aspects of rental homes that are similar to homes for sale. Rental homes that are remodeled, in good locations, clean, and show well, rent quickly. Homes that are for sale and sell quickly have the same qualities. We can't seem to get her in the location she wants with a rental, but we can if she buys a home.
Discussing the above information with my client, she has switched gears and is now looking at buying a home. The excursion we just took while on the phone helped to solidfy that it is better to buy a home than rent one.
We discussed her increased income from her new job, interest rates, and the mortgage interest deduction. She is now on board to buy a home, thanks to losing out on a couple of cute rental homes.
