Open House, Caravans, Broker Open Etc, What Do They Mean In Your Area?

Open House, Caravans & Broker Opens are all tools that can be used by your Realtor to help your homeCaravan sell, giving it more exposure and gaining additional feedback that can be used to address issues that may not be readily apparent.  Sellers should sit up and take notice, however, this post is really directed at Realtors across the country asking what these different marketing methods and others mean to them and how they differ.  I recently wrote a post about a home I entered into a Realtor Caravan that won "Home of the Week" and inspired this post.  I want to ask the question of other Realtors how an Open House, Brokers Open, Caravans or any other marketing tool differs in areas other than Huntsville Alabama.

Open House

Typically an Open House in the Huntsville Alabama area means the listing agent or associate will sit at the house for a predetermined time; 2-4 pm or maybe 1-5 pm, but it's totally up to the agent and the sellers to decide what the best time slot is.  I will usually write a blog post on my website & ActiveRain, linking it to Facebook, LinkedIn, Google+ and Twitter, emails will be sent out to Realtor Board members.  Usually, directional signs are strategically place, balloons are tied to signs and maybe water is provided.  I rarely place ads in news print. As Realtors, we know that an Open House of this type benefits the agent more than the seller.

 Broker Open

A Broker Open here in Huntsville area is pretty much the same as the Open House above, except that only Brokers and other Realtor's or Real Estate agents are invited and served lunch.  In return for a free meal the Realtor holding the Broker Open can expect honest feedback from other Realtors attending.

Caravan

The Caravan is where I expect to see a greater variance of how it is conducted in different areas.  Caravans can be very popular in more desirable areas and for that reasons the home you want to place on Caravan may be placed on a waiting list.  Caravans are organized through our Board of Realtors and agents meet at a predetermined host location to speak about and familiarize other agents about the home they've entered into the Caravan (usually about 9-10 homes on Caravan).  Then all agents carpool to the homes in order, touring and voting on each home based on: price, exterior, interior, condition and sale-ability.  This gives the seller great exposure and honest feedback from other agents.  The home that is selected as the winner gets their home featured in the local paper as "Home of the Week" winner.  That info also goes out on the Boards FaceBook page, a special certificate is awarded to the seller for display in their home for buyers to see and their home is also featured on the Huntsville Area Association of Realtors website homepage for other agents to take notice.

Nick, all of these things were customarily done in a big box office where I worked a few years back. They stopped doing them because of lack of interest. I don't know if they are doing them now.

Gene-it's about 50/50 that a lender will be present at a broker open.  Many lenders do want to be on hand.

Jennifer-Wednesdays seem to be a preferred day for a broker open.

Joan-I'd have to agree with all your points.  The recent caravan I attended did inform and there was an uptick in showings after my listing was on the caravan, but after polling the agents...only one showing was a result of the caravan.

Noah-any exposure is helpful and you never know who might know someone that your listing will be perfect for.

Ed-I think the accolades give the seller a false impression or expectation their home is the best on the market...so why isn't it selling they ask?  That usually equates to price which is what they don't want to hear.

Laura-20 miles sounds reasonable, but typically an agent will attend broker opens that are local or specific to the area they service.

Joe-open houses got my foot in the door when I started out...great for a new agent to pick up buyers.

Michael-they've never really gone away here.  I really can't remember our board not doing caravan or agents getting together on their own to do the same.

It has been over 20 years since I have been in a caravan, and more that five years since I have done an open house, and I normally don't have time for brokers opens. However, if you are trying to cut expenses a free lunch can be good except not only do you have car expense, but you also lose at least an hour of productivity time.

Found it! You know, in our market Open Houses do not generate many lookers, but in-house tours for our agents are well attended. I guess it all just depends on the area.

Tuesdays are the regular days for broker open houses in our area. These events are usually well attended by agents. Getting good feedback is always a challenge.

Nick, Caravans have prety much gone away in Clarksville. Broker opens conitinue to be popular and opne houses for th public are still happening though not as frequently as before.

Our process is similar toy your except for that we have virtual caravan now as there are generally too many homes to physically see. So each agent does a 30 second slide show of their listing after team meeting and we get to "see" all the new listings on the market.

We have some of all of the above here in Manhattan.  Broker Open houses for groups of properties in similar price points or attributes, but not a lot of caravans.

Caravans and Broker Open houses are a great way to see new inventory, but depending on the town, they are generally not well attended in our area. Sometimes it's only the agents showcasing the homes that join.

Joe-it really depends on the area here and how well know a property of subdivision is known.  I don't usually care for the Broker opens, because it does seem to be just a free lunch for many agents.

Joni-I agree that much of it is local and what agents prefer.

Roy-yes getting good feedback is always an issue.

Debbie-they all persist here, open housed work well for agents especially newer agents to pick up new buyers.

Mark-we also do the virtual tours here in the office usually at the end of a meeting.

Morgan-I would think that Caravans would present some obvious problems in your area.

Olga-Caravans here are almost exclusively attended by agents showcasing their own listings.

Board and in-house caravans still going strong. I don't attend many broker opens so much any more because never hear of them. Agents are still doing open houses, especially on the weekends. I will hold open houses only on my own listings, or in-house, vacant ones if they are in a good location and LA needs/wants the help. I have never sold the home at which I held an open house. I have sold other homes because of holding opens, so I agree they tend to benefit the agent, not so much the seller.

Nick: When I just started in the business, my broker told me that Broker's Open does not work. Until now, I believe it and still holds true for me. When I want to have free lunch or meet the agent holding the Broker's Open, I would go. But I did that only once as a favor.

Regarding caravans--hmmm. I say no. Obviously, I am a one-woman company. Some agents arrange a caravan incorporating other agent's listings from different offices. I have yet to join one to test it.

Open House: It depends. I seldom hold an Open House. Some properties get more traffic than the others. I don't print advertise too just like you. It all goes to online links. Result: not too productive but it could be. I had good results before leading to a listing and a buyer.

Sybil-I can't remember ever selling one of my listings through an open house.

Laura-well thank you, but you obviously don't know me very well :))

Pamela-we hear about broker opens usually via email blasts to board Realtors. Fortunately I don't have to hold open houses' unless a client wants it.

Maria-thank you for your detailed answers.  Bottom line is we do what we can for our clients...still letting them know what we think does and does not work in their favor.

I agree I think caravans are a thing of the past here also. Broker open and public open houses are pretty successful , especially if the house is priced right.

The terms are fairly similar in our area although you don't hear Caravan very often and it means the same as Broker Open - when homes are open on a particular day and time for brokers (not the public) depending on the area. We have a marketing session before the Broker open starts so people can pitch their properties with a short slide show from the MLS. People can also pitch rentals, needs and upcoming properties

Open Houses are generally on Sat and Sun and most often from 1 - 4 or 2 - 5. We are seeing more and more at different times during the week, again depending on area

If I have a client who can go with me on week days, I'd take them to caravan properties, otherwise, I try to preview few homes regularly during broker open houses by myself.
