Princeville Kauai condo + house update for the week of Jun 1st to 7th

Aloha,

This past week provided plenty of excellent beach time – if you didn’t take time to enjoy just relaxing by the water, today is presenting you with yet another opportunity. Apparently the buyers were at the beach also as only one condo went into escrow, although three others closed. As for houses, there was minimal activity, with three new listings, one that returned to the market and an expiration. Take a look:

New Listings:

Ali’i Kai 13D is a new listing with a price of $425K. Completely remodeled and owner occupied, this condo has been owned by the seller since 6/99 when it was purchased for $121K.

Villas of Kamali’i 17 is newly listed at $770K. The prior sale was for $605K in 7/03. It was listed for a brief time from 12/09 to 2/10 for $945K.

REO Nihilani 21C came on the market showing as sold for $585K with a list price of $604,900. This unit sold previously from the developer in 10/06 for $844,795.

Ka’iulani 8 is now on the market priced at $1,599,750 after selling for only $1.225M in 5/13.

Contingent:

After 247 days, Ali’i Kai 12B found a buyer while listed for $390K. The prior purchase price was for $235K in 2/01.

Sales:

Plantation 1022 sold for $589K cash with a list price of $589K. This unit sold previously for $600K in 12/05. As noted previously, Nihilani 21C sold for $585K. Villas of Kamali’i 31 closed for $655K while listed for $699K. The prior sale was from the developer in 12/03 for $503,150.

Withdrawn:

After 504 and 450 market days respectively, both Ka’iulani 3, priced at $1.479M and Ka’iulani 7, priced at $1.549M, were withdrawn from the market. Both are developer units.

Recently remodeled Puamana 3A, priced at $399K, was withdrawn after 172 market days. This end unit last sold as a short sale in 8/13 for $230K.

Price Changes:

Villas on the Prince 10 reduced from $785K to $769K. This townhome sold from the developer in 2/02 for $474,320.
Hanalei Bay Resort 5207/08 reduced from $699K to $675K. The prior sale was for $483.280 in 7/10 as a bank sale.
Ocean view Ali’i Kai 4302 showed a price decrease of $13K, boing from $699K to $625K. The prior sale was for $150K in 4/99.

New Listings:

3661 Albert is new on the market priced at $945K since selling for $850K in 3/13. Also for sale again on Albert is 3670 Albert priced at $1.2M. Purchased in 1/07 for $1.125M, this home was previously listed from 1/13 to 4/414 starting at $1.350M and reducing to $1.275M by the time it was withdrawn.

3824 Punahele returns to the market priced at $2.875M. This Bali Hai and ocean view home was previously listed for 4/12 to 4/14, during which time it started at $2.750M, reducing to a low of $2.495M before ending up priced at $2.875M when it expired. The home was built in 04 and the prior sale was for land in 1/01 for $195K.

Back on the Market:

After going into escrow on 5/13 priced at $1.195M, 3998 Aloali’i is now back on the market. The prior sale was for the land in 8/05 for $660K.

Expired:

After 124 days, 4187 Kamalani Lane expired while priced at $899K. The home was purchased for $845K in 11/04.

The number of sales for June is 98 which is not an easy target. This was the number of properties sold in June 13. With one week already past, there are only 14 sales to date.

The good buys are still out there – so I expect to see more activity next week. If you are a buyer looking for the last great deal, time and patience are needed. Also, if you are financing, having your lender on board when you start looking can make the difference between a successful offer or losing out to another, more prepared buyer.

Since we know buyers are looking for a good opportunity, sellers need to pay attention to the comps and price accordingly. Your agent can, and should keep you up to date with recent sales and activity. If you want to be an informed seller, take the time to visit open houses in your neighborhood to see how your home compares. Ask your agent to meet you there for their input if you find it difficult to be objective. Make sure your pricing is reflective of the market activity.
