Buyer Treasure Trove

North Jackson and Swain real estate markets still remain a treasure trove of opportunities for buyers.  Residential property sells are at their highest levels since 2008 and homes are selling.  There still remains an adequate supply of homes for sale giving buyers choice and negotiation power.

Sellers Entering the Market

The last week shows sellers entering the market to take advantage of the up-surge in home sales. 

In the last week 29 homes were brought onto the market.  New listing prices range from $65,000 to $1,435,000.  With this range there remains purchasing opportunities to meet the needs of a broad range of financial situations. There were 6 residential homes sold this past week.

With 4.84 times the number of new listings to sold properties the number of new listings to sold continues to favor the buyer.  Home sale prices range from $129,000 to $315,000, which indicates that lower end homes continue to out sell the high-end market.

This is a good time for sellers to enter the market.  In Jackson and Swain Counties sells have historically remained highest through the summer season, making early summer an excellent time to bring a property onto the market. 

Existing home sells are still dominating the market.  This is due largely to the fact that new construction is still not rebounding in our region as existing homes continue to sell below cost of construction.

There are currently 673 single family homes listed ranging in list price from a low of $35,500 to a high of $1,999,999 with average list price being $249,307.  The absorption rate dropped slightly from 30 months last week to 26 months, which means that at this week’s sells level it will take 26 months to clear the existing inventory if no new listings were to be brought onto the market. 

These over all figures are beneficial for determining general market trends.  Every home, though, is unique and pricing your home to sell requires a specialized analysis of your property.  The key to selling a home in any market is accurate pricing.
