As we move into a Seller's Market it is still important to present your home in the best possible light. A Seller's Market does not mean that Buyers will become less concerned about the condition of a house. 

Two things Sellers should always be concerned with when they put their home on the market are:

1. Length of time on the market

2. Will they get the best price.

 

To insure that the home sells in a timely fashion and for the best price, the house will need to show well to attract buyers.

Staging a home is just as important in a Seller's Market as in any other market condition.

If you are planning on selling your home then you may have been advised to staging faq'sstage your home.

  Since the market is supposed to be getting better for sellers, you may wonder why you should bother.  You have a great location and you and your agent have agreed on a market value list price.

     Good question!

First, staging is not just moving furniture around .   It is making sure the condition of the property is the best it can be and that buyers will be able to see all of the possibilities of the house.

    Buyers weigh all three: price, location and condition.
 

    The condition- real or perceived- of a property affects the willingness of a buyer to commit to it.   And, once committed, the Buyer will weigh the value with the price.

It’s that way in our everyday life…

Take a look at the example below…. two restaurants next to each other… excellent location.  The one on the left has a slightly lower price point.  However, the one on the right is consistently busier than the one on the left.

The difference?  Condition and perceived value.  The establishment on the right offers a well prepared meal with excellent service.  Buyers are willing to pay more for that extra value.

So to answer the question… Why stage when the market seems to be in the seller’s favor?

Many buyers are willing to pay more if they can see the extra value in the product/property.

Making sure that your property has been prepared to show itself in the best possible condition….that buyers will be able to see all the possibilities is what staging is all about.
