The Milton MA home market has taken a dip in sales since last year. But the prices have remained pretty steady, even in the multi-million dollar price range. Let's take a look at the Milton MA home sales report for May 2014 to see what I mean.
There were a total of 25 Milton MA homes sold in May 2014, a 21.9% decrease from the same time last year. This is in keeping with last month's total sales year-over-year decrease of 21%. The single-family homes sold in Milton MA in May 2014 ranged from a 2 bed/2 bath ranch-style home that sold for $307,000 after 41 days on the market to a 4 bed/3 bath Cape-style home in Indian Cliffs Estates that sold for $1,400,000 after 171 days on the market. One of the three $1M+ homes sold last month did so after just 47 days on market.
The average sales price for a Milton MA home decreased a slight 3% from last year (from $648,070 in May 2013 to $628,930 in May 2014). Buyers definitely want to live here. Of the 25 homes sold in Milton MA last month, nine of them had a final sales price of at or above the listing price. The average days a Milton MA home spent on the market decreased significantly (53.4%): from 131 to 70.
The severe weather we experienced here in the Northeast earlier this year appears to have put a damper on total sales in the Milton MA home market for 2014.
