The Importance of Pricing a Home Right to Sell

The importance of pricing a home right to sell comes to light the moment the first open houses and marketing campaigns go without any buyer response. While there might be showings and foot traffic during the open house, no offers come in. The first culprit to look at is the home itself. Does it show well? Does it have curb appeal? Is the neighborhood a bad influence? Or, is the home overpriced? The one culprit no homeowner wants to hear. The one subject no agent looks forward to discussing with their listing client.

One good reason to not overprice your home: Potential Buyers Won't Even Look! It isn't that Buyers aren't willing to negotiate, but they won't even consider paying more than a home is worth. If you're having trouble with pricing your home, ask a Realtor. They will give you a comparative market analysis to show you what similar homes are selling for, so you can make an informed decision on the price of your home.

Good tips--our market is softening a bit as spring fades and summer approaches.  Pricing right is the key to success under the current market conditions.
